I help businesses lease or buy office space, and I help owners fill it, in Salem and the Mid-Willamette Valley.

No office space listed right now. Send me your headcount, parking needs and timing, and I’ll tell you what’s out there.
Office space decisions come down to a few things that are easy to miss on a quick tour. I look at them the way I did when I was the tenant. For 14 years I ran NW Cellular, a Metro by T-Mobile dealer that peaked at 51 stores, and I signed the leases myself.
For tenants, I’ll tour with you and compare the real cost of each option: rent, operating costs and build-out. Then I’ll negotiate before you sign. If buying fits better than leasing, I’ll show you that too.
For owners, I’ll position your space for the tenants who are actually looking in Salem, market it, and screen inquiries so you’re not giving tours that go nowhere.
I work downtown Salem, South Salem, Keizer and the rest of the Mid-Willamette Valley with Coldwell Banker Commercial Mountain West.
The State of Oregon is shrinking its office footprint. The Department of Administrative Services set a goal to cut state office space 30% by the end of 2027 (KATU, May 2025).

Money the landlord puts toward building out the space for you, like walls, flooring, lighting or cabling. How much, what it covers and who manages the work are all negotiated in the lease.
Count your staff plus visitors at your busiest hour. Then compare that to the spaces assigned to the suite and the shared parking, and get it in writing.
It depends on how long you’ll stay, your cash and how much control you want. I’ll lay out both options side by side so you can decide.
