Industrial and warehouse property in Salem, Oregon
I represent businesses looking for industrial space and owners leasing or selling it, in Salem and the Mid-Willamette Valley.

No industrial listings right now. Tell me your square footage, clear height, doors and power, and I’ll search on and off market for you.
What I check before you tour
Industrial space has to work for the operation first. A building can look right and still fail on height, loading or power. Before you tour, I’ll help you pin down what you need:
- Clear height: the usable height under the lowest beam, sprinkler or light. It decides how high you can rack.
- Docks and doors: dock-high doors, grade-level doors, truck court and turning room.
- 3-phase power: amps and voltage at the panel, and what the utility can add if you need more.
- Zoning: whether your use is allowed outright, needs a land-use approval, or isn’t allowed at that site. Confirm it with the city or county before the LOI.
For tenants and buyers, I’ll find options that fit, compare total occupancy cost and negotiate the terms.
For owners, I’ll get the specs right in the marketing (heights, doors, power, yard) so the right users call, and I’ll qualify them before they tour.
I spent about 20 years in retail, including 14 running NW Cellular, a Metro by T-Mobile dealer that peaked at 51 stores. I know what it costs a business when the space doesn’t work. I work Salem and the Mid-Willamette Valley with Coldwell Banker Commercial Mountain West.
Salem industrial market note: October 2026
Salem’s 120-day moratorium on new data centers took effect Sept. 21, 2026 and runs to Jan. 19, 2027 unless the council extends it (Salem Business Journal, Sept. 22, 2026). If you’re looking at a site for a power-heavy use, ask the city where that stands first.

Questions
What is clear height?
The usable height inside a building from the floor to the lowest overhead obstruction, such as a beam, sprinkler line or light. It sets how high you can stack or rack.
How do I confirm a building has 3-phase power?
Ask the owner for the electrical panel specs (amps and voltage) and confirm with the electric utility that serves the site. Check before you sign, not after.
Will zoning allow my use?
Check with the City of Salem planning division, or the county if the site is outside city limits, before you sign an LOI. I’ll help you line up that question early.
